The Munroe Inn Bed and Breakfast in Auburn, ME, warmly welcomes all guests. However, due to the historic significance of our 1899 Queen Anne Inn, it is not wheelchair accessible. Removing essential barriers for full accessibility is not readily achievable, as doing so would jeopardize the property's historic value. Nevertheless, we continue our ongoing efforts. Under the Americans with Disabilities Act (ADA), a public accommodation must comply with various accessibility requirements, including removing architectural barriers where "readily achievable," providing auxiliary aids for effective communication with individuals with disabilities, making reasonable modifications to policies and practices, ensuring accessible parking spaces, and adhering to specific design standards for new construction and alterations, all to guarantee equal access to goods and services for individuals with disabilities. The physical barriers include the following: * Access to the Inn through the Lobby requires at least six steps. * We do not have an elevator or a lift chair. * All Suites are located on the 2nd Floor. * Access to the Inn's Suites is via the stairwell from the Lobby to the second Floor. *The Inn's architectural design features narrow landings, hallways, and doorways that cannot accommodate a wheelchair or scooter. Accessible Accommodations. To ensure that all guests can enjoy The Munroe Inn B&B, we have taken reasonable steps to remove barriers wherever possible at our property. Below is a list of amenities and restrictions for those with limited mobility. Access to the Property. - The Lobby and Breakfast Room are wheelchair accessible from the street to the Lobby via the back porch area, using a modular stair ramp insert that we will set up upon request with advance notice. - An accessible public parking space is in front of our handicap-friendly back porch area. - We have one designated private parking space next to the Inn for each set of guests, clearly marked as “Parking for Inn’s Guests.” - Our Lobby’s public restrooms are equipped with handrails for safety. - We assist all guests with luggage during check-in or check-out. - If notified the night before, we can accommodate most dietary restriction requests, including vegetarian, vegan, gluten-free, dairy-free, low or high-carb, and low-fat. Facility and Guestroom Accommodations. All four Suites are suitable for individuals with limited disabilities, but they are not ADA-compliant. Each Suite features standard high beds, and we provide step stools upon request. Additionally, backrest pillows are available in every Suite. The Maria, Horace, and Noble Suites have tub showers suitable for people with limited disabilities, although they do not meet ADA standards. All bathrooms are equipped with grab-assist bars in the tub-shower area, and we offer non-slip mats for every bathtub. The Florence Suite's bathroom includes a clawfoot step-in tub shower with a grab bar, and we provide a non-slip mat in the tub. This suite is not recommended for individuals with limited mobility. Visual fire alarms are installed in all hallways and lobby areas. Our facility complies with a "101 fire installation" of a fire alarm system that meets the standards outlined in NFPA 101, the Life Safety Code. Smoke, gas, and carbon monoxide detectors are installed throughout the building. Smoke and carbon monoxide detectors are installed in every sleeping room, outside each separate sleeping area, and on every facility level. They have battery backup and are interconnected to alert the entire system. Manual pull stations are installed and readily accessible in common areas like hallways and near exits, allowing occupants to activate the alarm system manually. Sounders and strobes are installed in audible alarms (horns) and visual alarms (strobes) in all sleeping areas and hallways to alert occupants, including those with hearing impairments. Hotel staff should be trained to operate the fire alarm system adequately, including initiating an evacuation in a fire emergency. OUR COMMITMENT. We aim to ensure that anyone wishing to visit The Munroe Inn can do so safely, regardless of their disabilities. Here are some ways we strive to comply with the ADA: It is our standard operating procedure that individuals with disabilities can make reservations for accommodations during the same hours and in the same manner as individuals without disabilities. We have identified and detailed the amenities of our Inn and Guest Suites to help individuals with disabilities determine if our Inn meets their vision and requirements. We ensure that all reservations are equal to those of other guests. Our services and amenities are available to all bookings made through third-party reservation platforms, and we make reasonable efforts to provide guests with third-party reservation information about the Inn's features, rooms, and ADA accessibility.
